Floor care from Astra.

Floors take a beating, and dull, scuffed floors make a whole space look tired. A floor care program keeps them bright and protects your investment.

Astra cares for VCT, tile, concrete, marble, terrazzo and other hard floors with scheduled scrubbing, burnishing, stripping and refinishing, plus tile and grout cleaning.

We schedule floor work after hours or on weekends so it never gets in your way.

Keep the shine

Regular janitorial care protects the finish between visits.

Matching the method to the floor.

VCT, the vinyl tile found in many offices, clinics and stores, responds well to regular scrubbing and burnishing, with stripping and refinishing once the finish wears through. Ceramic and porcelain tile get tile and grout cleaning rather than a finish. Sealed concrete in warehouses and showrooms is scrubbed to lift ground-in dirt and keep the surface looking even.

Identifying the floor first matters, because the wrong process can dull a finish or leave grout darker than before. The floor check at the start of every program sets the method for each area, from the front entrance to the back hallway.

Concrete scrubbing and natural stone.

Warehouse, showroom and garage-level concrete is machine scrubbed on a cycle set by its traffic, lifting tire marks, dock dust and ground-in grime. Floor area, its condition, the racking or equipment sitting on it and how often the scrub runs are what set the price.

Marble and terrazzo lobbies get a method of their own: stone-safe cleaning, then polishing to bring back the depth and shine that daily foot traffic wears away. Stone care can share a weekend visit with your VCT strip and refinish.

How a floor care cycle runs.

Between scheduled visits, your regular janitorial crew sweeps and mops to keep grit off the finish. Every few weeks or months, burnishing brings back the shine in high-traffic areas. When traffic lanes show wear that burnishing can’t fix, the old finish is stripped away and fresh coats are laid down.

Our guide to choosing a floor care schedule shows how traffic changes the timing. Entrances and main corridors usually come up first, while back offices can go much longer between visits.

Floors across our service area.

Floor needs shift with the property. Retail centers in Roseville and Elk Grove put heavy foot traffic on entrance tile. Warehouses and distribution buildings in Stockton, Hayward and Reno have broad sealed concrete floors that pick up tire marks and dust. Medical offices in Modesto and Santa Rosa want hallways that look bright from the front door to the last exam room.

Whatever the building, the work is booked for evenings or weekends and wrapped up before your team walks back in.

What floor stripping and refinishing costs

Going by 2026 published pricing for floor work, most strip-and-refinish jobs land between $0.41 and $1.00 a square foot, with a minimum charge for each visit. Large, open Reno or Carson City floors in good shape can come in near $0.32, and small, heavily built-up Bay Area jobs can reach $3.00.

Square footage times the rate gives the job price. A 5,200-square-foot Modesto store with VCT across its sales floor and back hallway, stripped and refinished at $0.60, comes to $3,120 per job. Do it once a year and burnish between visits, and the finish keeps up with daily customer traffic without a full strip every few months.

Old, yellowed finish that needs several passes costs more to remove, and so does moving shelving or furniture. Small rooms and tight corridors slow the machines, which lifts the price per foot, and that’s why a small job carries a minimum charge. Tile and grout cleaning and sealed concrete use different methods with their own pricing. Busy entrances wear through finish faster and need attention more often. Weekend or overnight scheduling, so your business stays open, adds to the cost. We look at your floors during a free walkthrough and price the cycle in a written plan and quote.

A few useful answers

Common questions

How often do floors need refinishing?

Busy entrances and corridors often need it once or twice a year, and quiet back offices far less. We recommend a cycle after seeing your floors.

Can you do floor care on weekends?

Yes, we schedule it when your space is closed.

Do you clean tile and grout?

Yes. Tile and grout cleaning is one of our floor care services, priced by the job.

Do you work on concrete, marble and terrazzo?

Yes. Concrete is machine scrubbed, and marble and terrazzo are cleaned and polished, alongside VCT and tile.

How long until we can walk on refinished floors?

Light foot traffic is usually fine a few hours after the last coat, and furniture goes back the next day. That is why refinishing is booked for evenings and weekends.

How do we know when burnishing isn’t enough anymore?

When the shine fades within days of a burnish, or you can see dark, worn paths in front of doors and desks, the finish is thin and it’s time to strip and refinish.

Can we book floor care on its own?

Yes. Floor programs work as a standalone service or alongside nightly janitorial service.

What should we move before floor work starts?

Chairs, mats and small furniture in the work area. Let us know what’s heavy or fixed in place and we’ll plan around it.
